757 Division Road, Westport, MA 02790

3 Bedroom, 3 Bathroom, 2,400 sq.ft., 71 Acres

A Magnificent, one-of-a-kind 71 acre operating farm close to Horseneck Beach. Post & Beam house and 4, 300 square foot workshop/airplane hanger. House 1/4 mile from road for ultimate quiet and privacy. There are 3 ponds on the property. One of the ponds is near the house which attracts all species of wildlife including muskrats, ducks, great blue herons, white egrets and bitterns, fishers, deer, red and gray fox, and many other visitors. The property runs the entre length between Division Road and Horseneck Road. Approximately 967 feet of frontage on Division Road and 428 feet of frontage on Horseneck Road. There is a private runway registered with FAA (3MA5) and farm building with a 40′ wide steel door.

The present owner has designed the systems on the property to be as self sufficient and energy efficient as possible. The house has 6 inch thick walls for energy efficiency. All windows are Low-E glass. Underground electrical primary power runs from Division Road to a 30KVA transformer near house which insures that there will be no voltage drop and you are not paying for wasted power. There is also a separate electrical service at Division Road in case the new owner decides to install a gate house or other structure at the road. An 11 KW fully automatic backup generator with an automatic transfer switch will power essentials in the house in the event of a power failure. There is an option to monitor the generator from the internet or on a cell phone if the owner desires. A level 2 Electric Car Charger is installed at the parking area near the house which charged the owner’s electric vehicle. The owner has installed electrical energy monitoring equipment so the electrical usage of many of the circuits is recorded and can be monitored remotely from a smart phone. SmartThings home security and monitoring is also installed. There is a fully automatic security gate at Division Road with remote opening and closing.

No expense was spared in designing an elegant and comfortable post and beam house. The house is a blend of contemporary styling while still maintaining traditional values. The walls have abundant glass opening onto the wraparound deck which opens the house to the outdoors. The deck level was kept very close to the house floor level in order to create the impression of the house indoors merging with the outdoors. The siding is white cedar shingles and the roof is red cedar shingles which gives the design a traditional New England flavor. The house faces south for energy efficiency where most of the south wall is glass. This allows passive solar heating in the winter. The roof overhang limits the sun in the summer. The full length sliding doors in the music room and bedroom open onto the deck and overlook the large expanse of farm fields. The east wall in the kitchen has a 10 foot sliding door also opening on to the deck and overlooking the pond. The dining room east wall also has a sliding door overlooking the pond. The master bedroom is in the southwest corner of the house and it too has full length sliding doors on the south and west where beautiful sunsets are visible over the farm fields. Even the master bathroom has a 6 foot sliding door onto the deck.

Entire lower floor of house has Italian travertine tile with hot water radiant heat. Heated by recently installed boiler supplied by 990 gallons of oil storage. You can fill up the tanks when oil prices are low in the summer and heat the house for an entire year with no additional visits from the oil delivery truck. There are two Mitsubishi minisplit heat pumps for cooling and supplemental heating if you choose.

The large gourmet kitchen has a 4′ Sub Zero, 4′ Wolf duel fuel range with grill and griddle and Miele dishwasher. Brazilian quartzite natural stone countertops. The cabinets are solid Cherry with plywood frames. A large 10 foot by 4 1/2 foot island is a very useful for both preparing food and sitting for a casual meal. There is a workstation sink with a cutting board in the kitchen island with a commercial touch faucet. Just tap it with the back of your hand and the water flows or stops automatically. The second sink near the dishwasher is a deep stainless two bowl with a commercial faucet with removable spray head. Hot water in the kitchen and master bathroom is recirculating so the water is always warm when the faucet is turned on. It is a simple convection gravity flow system which does not require a circulator pump. The stove has a pot filler so it is not necessary to carry a heavy pan of water from the sink. There are three pantries for storing dishes and food supplies. The kitchen has all LED ceiling lighting. There is underground cable to the house which was installed by Charter Spectrum and supplies Internet and cable TV. The house is surrounded on three sides with a1200 sq. ft. deck with three sets of stairs, one on each end and a large one in the middle. All stairs have outside LED lighting with dawn to dusk timers.

There is a large farm workshop/garage approximately 48′ deep by 90′ long. The shop is divided into three areas, a woodworking shop, a large open shop with a 40′ bifold door and an equipment storage garage which is large enough to house the owner’s backhoe, farm tractor, zero turn mower (not included but negotiable). The main shop and woodworking shop are insulated and have separate oil fired hot air heaters. The buildings have metal roofs and concrete floors. Both shops are wired for 240 VAC single phase and have compressed air piped throughout. The woodworking shop has commercial grade power equipment which may be available at extra cost should the buyer be interested. The main shop has metalworking equipment including a metal lathe, Bridgeport mill and gear head drilling machine which also may be available at additional cost.

There is a small 20′ x 22′ Farm Office Building which has oil fired hot water baseboard, electricity and water from a shallow well. Internet is also available in the Farm Office. The office contains an upstairs with windows on each end. The office overlooks the pond and has a small deck where you can sit in the summer and enjoy a beautiful view of the pond and its wildlife. The small 10′ x 10′ shed near the house parking area is lighted and could be used for a garden shed or small backyard home away from home.

The farmland is under Chapter 61A which allows for very low taxes on the agricultural portion of the property. The house and 1.5 acres is taxed by the town separately as a residence.
